how to negotiate compensation?

*Have Buyer signed BBA

*Show properties

* If Buyer likes a property, call that Seller agent and ask them if they would like you to send over the Seller to Buyer broker compensation agreement or the Seller Broker to Buyer Broker agreement. (Don't ask them what the compensation is). Then send them the one they direct you to with 3% filled in. If they call back and say, "No, it's 2.5% or something other than 3%, talk to our Buyer and let them know that they will be responsible for the remaining compensation to us AND put our compensation language in the offer (below) plus try putting the following language also (plugging in whatever the shortage of commission is from what seller is offering to the full 3%) "The seller will pay X% of the purchase price as a seller concession to the buyer to be used towards buyers closing costs and buyer’s brokerage fees."

*Once you receive the compensation agreement back signed you can submit the Buyer offer with the following verbiage on additional terms, "Seller (or Seller's Broker) will pay 3% of purchase price to Re/Max Platinum Realty at closing."
